Why You need Property Marketing videos

In today's high performing market, brokers have to use all the marketing materials at their disposal to have their listings stand out. Just as it's almost unthinkable to have a listing without photos, we are soon approaching the time when it will be an outlier not​ to have a property marketing video.

Potential buyers or tenants may be left wondering what you are trying to hide, as many people surmise when photos don't accompany a listing.

Why drone video?

Videography and photography can showcase the grounds and interiors of a building, but to showcase everything that a listing has to offer, drone video provides the full picture. It's not just the listing that matters, but everything around it. What's the proximity to retail, major thoroughfares, schools, bodies of water, transportation hubs, etc.? Instead of listing out bullet points, show potential clients the exact visual distance.

What makes a good marketing video?

If you're in the market to have a marketing video created for your listing, here are five tips to keep in mind:

  1. Less is more:​ It may be tempting to put all the information from your brochure into the video, but resist the temptation. Videos provide a bird's eye, overall view of the listing. It isn't the place to share minute details or paragraphs of information. Share short bits of easily digestible information!
  2. Brevity is key:​ People tend to lose interest after about 90 seconds. All important information should be stated in the first minute and a half, and ideally, the entirety of your video shouldn't be longer than 2 minutes. 
  3. Focus on the top selling points:​ Go through your property information and choose the top 3-5 selling points. Every part of the marketing video should correspond or help sell those top points. Remember, you only have 90 seconds!
  4. Keep it simple:​ It's easy to go overboard with fancy transitions and effects, especially if you are paying a lot for a video. However, the more effects that you have without much purpose, the more distractions are drawing your viewer's eye away from the video you've created. Focus on the property and don't worry about a little flashiness, but stay away from creating more style than substance.
  5. Utilize the experts:​ Even if your neighbor's teenager offers to get you drone footage, that doesn't mean that you should accept, no matter how tantalizing a discount it may be. Certified drone pilots have the necessary FAA licensure to fly commercially. They can also navigate through restricted airspace, which is necessary in areas around airports, military zones, and other special air spaces.

With these tips, you'll be able to use effective property videos to market your listings to their best capability. High end listings should absolutely have a property marketing video using drone footage and inside videography to showcase the space.
